Towne Building & Development Construction Management 

  

 In an effort to extend our branch of business we have also created a construction management component as part of our service.  This is a consulting role in which we manage all aspects of the building process tailored to the needs of our clients.  We can operate as liaisons between the client and the Town in which we are constructing the project.  We can facilitate the design, layout and permitting process to get our clients project up and running.  We account for all funds either private or Intuitional funding as draw aspect of lending is often a necessity in a build.  We can construct a “weather tight shell to sheetrock” allowing the clients and their designers to make changes and construct additional design elements left out in the initial story board. We can ultimately finish out the house in all varieties of trim and built-ins keeping with the latest trends concerning Kitchens and Baths. We can also facilitate the Landscape Design and Pool installation process. 

 As the client, you benefit from our vetting process of Subcontractors.  We have been able to weed through a long line of trades over the years and continue to use only the best of the best and through this longevity we bring our buying power to the client. This means having worked with the same trades for years we are able to pass-on-to-you our great prices ultimately keeping costs low and quality high.

 This function is born of necessity and has worked well for a host of our clients including some builders who have found our management of their projects invaluable.   • ·      Create design concept and Manage all aspects of the building process

  • ·       Track project performance and overall cost estimating.

  • ·       Accounting for Overall budget and progress payments for vendors

  • ·       Responsible for design direction, layout and final approval of architectural plan

  • ·       Conduct weekly meetings with Building Dept. & Planning & Zoning as needed

  • ·       Assign and coordinate subcontractors through build process from rough work to final permit and ultimately Certificate of Occupancy
